A new venture in the UK housing market is set to transform the affordable rental sector. Habiko, a £54 million joint venture, is a collaboration between Pension Insurance Corporation (PIC), Muse, and Homes England.

This ambitious partnership aims to build 3,000 low-carbon, low-energy homes over the next 12 years, addressing the nation’s growing demand for affordable rental properties.

 

A Step Toward Affordable Living

Housing affordability has been a mounting challenge for many in the UK, with rental prices often out of reach for those on modest incomes. In response, Habiko has been established to tackle this issue head-on, offering a solution that aligns with the UK’s environmental goals.

By focusing on low-carbon, energy-efficient homes, the venture not only meets affordable housing needs but also supports the government’s sustainability targets.

Developers will build these homes in areas with high demand for affordable housing, providing residents with quality homes and innovative designs that reduce energy costs.

Tracy Blackwell, CEO of PIC, highlights the importance of collaboration in this initiative:

“Meeting the UK’s affordable housing needs is a challenge best met through effective partnerships between the government, developers, and private investors.”

 

Strategic Partnership to Deliver Social Value

PIC, Muse, and Homes England each bring their own strengths to Habiko. PIC, a major pension insurer, has committed substantial investment to the UK’s housing market, with over £4 billion already channelled into affordable and social housing projects. Their involvement in Habiko ensures a long-term, sustainable funding model.

Muse, a nationwide placemaker, leverages 40 years of experience in community-led development to oversee the delivery of these homes.

According to Phil Mayall, Managing Director of Muse, this partnership represents an opportunity to deliver energy-efficient homes at scale:

“Working together, we can bring our resources and expertise to deliver thousands of low-carbon homes that meet the needs of communities across the country.”

 

Affordable Homes with a Focus on Sustainability

Each of the 3,000 homes will be rented at 20% below local market rates, making them accessible to those whose needs are not met by the private rental sector.

With sustainability at the forefront, these homes will contribute to the UK’s broader green initiatives, incorporating low-carbon materials and energy-saving technology to reduce residents’ environmental footprint.

Moreover, the Habiko project is expected to generate social value by boosting local economies. This includes creating jobs, fostering new skills in green technology, and supporting innovation within the housing sector.

The homes will be located near important employment hubs, further enhancing their appeal to families and individuals looking for long-term, affordable living solutions.

As Peter Denton, Chief Executive of Homes England, explains:

“Attracting institutional investment into the housing sector is critical to building the new homes the country needs.”

This partnership is a model for how public-private collaboration can unlock much-needed development in the affordable housing market. It promises to provide high-quality homes while addressing the UK’s environmental goals.
