Tucson is growing fast, but with a current housing shortage of over 8,000 homes and a projected need for 35,000 more by 2035, city leaders are taking action.

The Community Corridors Tool (CCT) is a proposed zoning update designed to revitalize underutilized spaces along major streets, making way for sustainable, transit-friendly communities.

Residents have an opportunity to voice their opinions at a public hearing on February 26, 2025, at 6 p.m., either online via Zoom or in person at the Mayor & Council Chambers.

 

What Is the Community Corridors Tool?

The CCT is a zoning update aimed at transforming commercial corridors into vibrant, mixed-use areas that support housing, businesses, and walkable neighborhoods.

Current zoning rules often prioritize car-centric development, making it difficult to create pedestrian-friendly, transit-accessible communities.

The proposed changes will streamline approvals for housing and mixed-use projects, encouraging sustainable urban growth.

  • Expanding Housing Options: By allowing for greater residential development, the CCT aims to address Tucson’s housing shortage and affordability challenges.

  • Attend the Public Hearing: Join the meeting on February 26, 2025, at 6 p.m. at the Mayor & Council Chambers (255 W. Alameda St.) or via Zoom.
  • Submit Online Feedback: Share opinions and suggestions through the Community Corridors Tool website.
  • Email Comments: Direct feedback can be sent to CodeDevelopment@tucsonaz.gov.
