The Manchester First Street Hub, a new government office building, has reached a significant milestone with the appointment of Wates for the Category B fit-out.

This development is part of the Government Hubs Programme, aiming to provide modern workspaces for civil servants across the UK.

The hub will accommodate around 2,600 civil servants and is expected to be completed by Autumn 2026.

Modernizing Government Infrastructure

The Manchester First Street Hub represents a substantial investment in modernizing the UK’s government infrastructure.

This initiative not only aims to provide state-of-the-art office spaces but also contributes significantly to economic growth in Manchester by creating jobs and stimulating local development.

The hub’s strategic location near Oxford Road and Deansgate rail stations enhances accessibility for employees, making it an attractive workplace for civil servants.

Sustainability and Economic Growth

One of the standout features of this project is its commitment to sustainability. Achieving a NABERS 5.5* rating, the building sets a new standard for sustainable government offices in the UK.

This focus on eco-friendly design aligns with broader UK goals towards Net Zero, demonstrating how government infrastructure can support environmental policies while fostering economic growth through job creation and local investment.

Benefits for Civil Servants

  • Modern workspaces designed to enhance productivity
  • Improved accessibility due to strategic location
  • Opportunities for collaboration across departments
  • Sustainable environment supporting well-being
  • Boosted local economy through job creation

The Role of Government Hubs Programme

This initiative is part of a broader effort by the Government Hubs Programme to rationalize and modernize its estate across the UK.

By consolidating old inefficient buildings into modern hubs like Manchester’s First Street, the programme supports economic growth while promoting collaboration among civil servants.

Such developments are crucial in ensuring efficient governance and sustainable development.

Quotes from Key Figures

“Appointing the Cat B contractor was the final major hurdle to overcome before delivering this exceptional building,” said Georgina Dunn, Interim Director of Capital Projects at the GPA. “The hub will provide state-of-the-art office space for thousands of civil servants and has enviable sustainability credentials.”

“Securing the contract for the Cat-B fit-out at Manchester First Street is a testament to our expertise,” stated Scott Camp, Managing Director of Wates’ fit-out business. “This project will provide thousands of civil servants with a state-of-the-art workspace.”
