Homes England and Octopus Real Estate have launched the second phase of the Greener Homes Alliance, committing £150 million to support small and medium-sized housebuilders in England to construct energy-efficient homes, aiming to reduce carbon emissions and lower energy costs for homeowners.

Greener Homes Initiative: A Boost for Sustainable Housing

The Greener Homes Alliance, a collaboration between Homes England and Octopus Real Estate, has entered its second phase with a substantial commitment of £150 million.

This initiative is designed to empower small and medium-sized housebuilders across England by providing them with the necessary financial support to develop more sustainable housing.

The first phase, launched in 2021, successfully funded over 550 sustainable homes, with more than 40% achieving an Energy Performance Certificate (EPC) rating of A.

This new phase introduces stricter criteria for developers seeking funding. To qualify, homes must achieve a minimum SAP score of 85 and be fossil fuel-free.

Additionally, developers must meet at least four out of ten new criteria to benefit from interest rate discounts. These criteria include using mixed methods of construction and paying the Real Living Wage.

Sustainability Goals Aligned with UK Targets

The Greener Homes Alliance aligns with the UK’s broader efforts to achieve net-zero emissions by 2050. By promoting energy-efficient housing, this initiative not only contributes to environmental goals but also addresses fuel poverty by reducing energy costs for homeowners.

The focus on sustainability extends beyond just building practices; it includes reducing waste, increasing biodiversity, and promoting innovative construction methods.

Benefits for Homeowners

  • Access to more energy-efficient homes
  • Potential reduction in household energy bills
  • Contribution to a cleaner environment

The Role of SME Housebuilders in Sustainable Development

Small and medium-sized housebuilders play a crucial role in delivering sustainable homes across the UK.

Marcus Ralling, Chief Investment Officer at Homes England, emphasized their importance:

“Small and medium housebuilders play a vital role in driving the delivery of much-needed new and sustainable homes.”

Andy Scott from Octopus Real Estate echoed this sentiment by highlighting their mission:

“to reimagine real estate through high-quality, sustainable places that address societal needs such as fuel poverty.”
